Yes, we allow up to 2 pets per apartment.  There is a $300 non-refundable pet fee due at move in per pet. One pet is $25, and two pets are $40.  We do require a color photo of the pets and current vaccination records.

Yes, renter’s insurance is a requirement.  The policy must be a $300,000 personal liability policy and we must be listed as the ‘other insured’ on the policy.

We do not allow subletting here at the Promenade at Founders Square.

Yes, we have a convenient Rent Café resident portal that all residents have access to which allows you to monitor your account, make convenient on-line payments, set up autopay, submit work orders and have access to our community bulletin board to share messages with other residents.

We offer 6 and 12-month leases here at the Promenade at Founders Square.  At the end of your lease, you do have the option to go Month to Month if so desired.

If a resident needs to break their lease, we do require a 60-day notice and there is an Early Lease Termination (ELT) fee of 1 month of your base rent.  ELT fee must be paid by the date you vacate.

The Promenade at Founders Square apartments feature energy efficient appliances including washer and dryer (side by side or stackable), dishwasher, stove, refrigerator and microwave.

In addition to the base rent, each apartment comes with a utility bundle.  It is $165 for all 1 bedrooms or 1 bedrooms with dens and $185 for any 2 or 3 bedroom units.  The utility bundle includes water, sewage, trash, Xfinity internet and cable. *The utility bundle is mandatory for all apartments.

Residents are responsible for Renter’s Insurance and NIPSCO for electric only.

Anyone over the age of 18 that is applying for an apartment at The Promenade at Founders Square must pay a $65.00 application fee and have a background screening performed by a third party.  This screening includes ID Verification, Income Verification along with a complete credit and criminal background screening.

The Promenade at Founders Square is part of the Portage Public School System and includes Wallace Aylesworth Elementary, Willowcreek Middle School and Portage High School.  Private schools nearby include Nativity of Our Savior School and Maranatha Christian Academy.

Yes, we do have garages to rent for $105.00 per month.

Yes, we do have bike storage in a locked area in our community.  The fees are $5.00 per month for a bike hook.  Only residents who have bike storage will have access to this locked area.
